Pre-Construction
Know what you're building, and what it costs, before the first shovel.
Our preconstruction process turns your ideas and plans into a complete scope, locked selections, and a real budget, so there are no surprises mid-build.
Why we start here
Most building problems begin before construction does. Plans that are incomplete, selections that aren't made, and allowances that don't reflect reality all show up later as change orders, delays, and frustration. We solve them first, on paper, when changes are cheap.
We don't give a final price from a rough sketch, and we won't start building from a plan set that leaves questions unanswered. It's the best protection for your budget, and for ours.
It also makes for a better experience. Building a home should be something you enjoy, not just get through. Preconstruction gives you time to work out what you want, make decisions at a comfortable pace, and see your home take shape before construction begins.

FAQ
How can preconstruction save me money? The biggest savings come from fewer change orders and a tighter, more detailed scope. When scope, plans, and selections are decided up front, we catch conflicts early, so there are no surprises in the field, and we build the real costs into your budget before construction starts. The price you agree to is then the price you pay, not a lower number that grows with every change order. You can also adjust scope early, while changes are still cheap.
Is preconstruction right for my project? Preconstruction is recommended for custom homes, additions, major remodels, and any project where the plans or selections aren't complete. Smaller, well-defined repair and restoration work doesn't need it. We'll tell you honestly which category your project falls into.
What if the build costs more than I can afford? You'll know early. After your intake, we give you a ballpark for the build, and with good information our final pricing typically lands within about 10% of it. If that number is higher than what you planned to spend, we adjust scope and selections to bring it in line, and you can stop at an early checkpoint before the full preconstruction fee is spent.
Do I have to build with Native Sun Design? No. But if you do, your preconstruction fee is credited toward the build.
